Why Southern Utah Surfaces Need More Than Water and Pressure
  • TSP pre-treatment is not optional for iron oxide. Pressure washing without chemical treatment on Southern Utah surfaces is cosmetically incomplete and inadequate prep for painting.
  • Wash AFTER monsoon season, not during. July-September deposits are ongoing. October through April is when to clean — you're removing a complete season of accumulation rather than chasing an active deposit.
  • Cedar City calcium scale needs acid wash. Hard water and snowmelt runoff deposit calcium carbonate on concrete. Acid treatment dissolves the scale that pressure can't remove.

Iron oxide particles bind to stucco and concrete chemically, not just mechanically. High pressure pushes them around and can smear the contamination into a uniform red haze. TSP breaks the chemical bond first, then pressure washing rinses the freed particles away cleanly.
When is the best time to pressure wash in Southern Utah? What about after monsoon season?
October through April is ideal. The July-September monsoon season deposits mineral-laden dust, organic residue, and in Cedar City, calcium scale from evaporated runoff. Washing during monsoon season means you're washing off what's still actively depositing. Waiting until October gives you a complete season of residue to remove at once.
My Cedar City driveway has white calcium scale deposits. What removes those?
That calcium carbonate scale comes from Cedar City's hard water and evaporated snowmelt runoff. Standard pressure washing won't remove it — calcium carbonate is alkaline and needs an acid wash to dissolve. We use diluted muriatic or citric acid treatment on concrete driveways with heavy calcium scale, then rinse thoroughly.
What PSI do you use on stucco versus concrete versus wood?
Stucco: 500-800 PSI with wide fan tip, never a concentrated stream. Concrete driveways and walkways: 1,200-1,500 PSI. Wood surfaces and log construction: 300-500 PSI. We adjust pressure, tip angle, and chemical treatment for every surface type.
Can you pressure wash cedar siding, log homes, and wood decks in Southern Utah?
Yes. Mountain communities like Brian Head and Duck Creek have wood-intensive construction that needs regular washing before staining or painting. We use 300-500 PSI on wood with appropriate fan tips.
