We diamond grind every floor before coating. It opens concrete pores for proper adhesion and reveals moisture, cracks, and contaminants that would cause delamination later.

Moisture Testing

  • St. George: morning scheduling, heat-rated topcoat. Early morning installation when slabs are coolest. Heat-rated clear coat prevents hot-tire pickup from summer-baked vehicles.
  • Cedar City: polyaspartic system, May-October install. Salt-resistant, UV-stable, freeze-thaw resistant. We install during the warm season to ensure adequate cure before winter arrives.
  • Diamond-grind prep + moisture testing on every floor. Diamond grinding opens pores for maximum adhesion. Southern Utah soil moisture conditions mean elevated vapor transmission is common — we test after grinding and apply moisture-mitigation primer if levels are elevated.
  • PSI specs matter on pre-install concrete washing. Stucco and masonry areas: 500-800 PSI. Concrete driveways: 1200-1500 PSI. Wrong PSI damages the surface you're trying to clean.

Can you install epoxy garage flooring in St. George during summer?
Yes, with morning scheduling. St. George garage slab temperatures can exceed 100°F in summer afternoon heat, and epoxy applied to an overheated slab flashes off too quickly and doesn't bond properly. We schedule summer projects for early morning starts when the slab is at its coolest.
What about Cedar City winters — can epoxy handle the freeze-thaw and road salt?
Standard epoxy is not the right system for Cedar City garages. Freeze-thaw thermal cycling and road salt both degrade standard epoxy. We use polyaspartic topcoats for Cedar City. Polyaspartic is UV-stable, salt-resistant, and handles thermal cycling significantly better. We install May through October.
Why is a diamond grind and moisture test mandatory before installation?
Southern Utah's soil conditions contribute to higher-than-average moisture vapor transmission through concrete slabs. If you apply epoxy over a slab with excessive moisture vapor emission, the coating delaminates. Diamond grinding opens pores for adhesion AND reveals moisture issues. The moisture test tells us if we need moisture-mitigation primer first.
What's the difference between epoxy and polyaspartic?
Standard two-part epoxy is durable and cost-effective but yellows under UV exposure and is not salt or extreme-freeze resistant. Polyaspartic cures faster, is UV-stable, handles thermal cycling and salt exposure better. For St. George, quality epoxy with a polyaspartic topcoat is a good combination. For Cedar City, we lean toward full polyaspartic systems.
How long does epoxy flooring installation take?
Most two-car garages take 2 days. Day 1: diamond grind, moisture test, primer if needed, base coat. Day 2: decorative flake broadcast, clear topcoat. Light foot traffic at 24 hours, vehicle traffic at 72 hours.
What does road salt actually do to epoxy flooring?
Road salt tracked into Cedar City garages is chemically aggressive to standard epoxy — over repeated exposure it softens, discolors, and eventually delaminates the coating. Polyaspartic topcoats have significantly higher chemical resistance to road salt.
