AllPro Painters in Summerlin
Summerlin is Nevada's largest master-planned community and home to roughly 100,000 residents across more than 20 villages. Built by Howard Hughes Corporation against the eastern foot of the Red Rock escarpment, Summerlin has a level of architectural control few other Las Vegas neighborhoods match. The Summerlin Association and village sub-associations govern exterior colors, stucco repair standards, and the little details most homeowners never think about until their first HOA letter arrives.
We've painted across Summerlin since 2008, from Sun City and The Trails to the custom-home corridors near the Ridges. We know the approved palettes, the submission paperwork, the Red Rock UV problem, and the renovation-grade finish most Summerlin homeowners expect. This page is the overview. Pick the service you need below for the deep detail.
  • Shade-following crews. We start early in the summer, and try to follow the shade around your home. 18+ years of experience managing desert conditions.
  • Stucco, siding, trim, eaves, fascia. Plus entry doors, windows, garage doors, fences, and pergolas. Every exterior surface, handled by one team.
  • HOA approvals included. We select from approved palettes, prepare submissions, and coordinate with your architectural review committee.
  • Landscaping & neighbor protection. Plants, driveways, walkways, and neighboring surfaces are masked before any paint leaves the can.

Formal Architectural Review
Summerlin Has a Formal Architectural Review
Summerlin is Nevada's most tightly-controlled master-planned community. The Summerlin Association sets master architectural standards and each village adds its own sub-committee on top. Painting the wrong color — even the wrong shade of an approved color — means a violation letter and a repaint.
  • Every Summerlin village palette on file (Sun City, The Trails, The Willows, The Arbors, The Crossing, The Paseos, Red Rock Country Club)
  • Submission paperwork prepped with your color sample board — you just sign
  • Coordination with your village sub-committee on timeline
  • Custom quote pathway for Ridges-corridor luxury homes
  • If you already received a violation letter, we work with that timeline

Summerlin Painting FAQ
The questions Las Vegas homeowners ask most before hiring a painter.
Does AllPro Painters work with the Summerlin Association architectural review?
Yes. The Summerlin Association has the master architectural standards, and each village has its own sub-committee on top. We pull your village's approved palette, prepare the color sample board, and submit the application so all you do is sign. If your HOA has sent a violation letter already, we can work with that timeline too.
Which Summerlin villages do you service?
Every Summerlin village. Sun City Summerlin, The Trails, The Willows, The Arbors, The Crossing, The Paseos, Red Rock Country Club, and the newer villages on the west side. For luxury custom homes including the Ridges corridor, we handle each project on a custom-quote basis.
My stucco is faded and patchy. Can you color match my existing paint?
Yes, though faded Summerlin stucco almost never matches new paint exactly. Sun-bleaching changes the hue over time. For stucco repair and partial repaints we custom-mix to match the current color. For full repaints we work from your HOA-approved palette.
What paint lasts longest on Summerlin's west-facing homes?
For homes facing the Red Rock escarpment, we recommend 100% acrylic coatings from Sherwin-Williams or Dunn-Edwards in the heavier UV-blocking pigment grades. Standard exterior paint fades in 3 to 5 years on those elevations. A proper 100% acrylic system holds color for 7 to 10+ years even at the heat-reflection line.
How much does painting a Summerlin home cost?
Summerlin home sizes and finishes vary widely. A 2,200 square foot single-story stucco repaint runs differently than a 4,800 square foot Ridges custom. Every estimate is on-site, detailed, line-item, and has no obligation. Call (702) 550-4755 or request one from the form on this page.
